Why Millennial Park Matters In This Rezoing
Case 47-20  3845 FLorida Blvd

3845 Florida Blvd is a part of Millennial Park 

  •  Millennial Park is an open-air dining and enternaiment development spanning the entire 3800 block of Florida Blvd.
  • The development is on 2 adjacent pieces of property, 3845 Florida Blvd is a backwards L ( ⅃ )shapeded piece of property that is up for rezoning. Owners plan to have 2 bars on this small piece of property.​
  • Owners of Millennial Park have been very deceptive with the Planning Commission and Metro Council, portraying that they want to rezone to open a single Sports Bar, when in fact they have plans for 2 bars on that tiny piece of property. A Sports Bar and a Daiquiri Bar.
  • A portion of the 3500 sq ft building (1700 sq. ft.) will house the Sports Bar HUSL and a daiquiri bar called The Daq Spot will be in one of the two shipping containers on the proposed rezone portion of Millennial. 
  • On October 19, 2020 the Planning Commission, in a 1-7 vote DENIED the rezoning proposal. The 1 vote for the rezoning allowed the item to be advanced to the Metro Council for a decision/vote. When the motion was made to approve the rezoning the Planning Commission struggled to get a 2nd on the motion, members did not want to 2nd the motion. Eventually a 2nd was given and voting ended in a 1-7 DENIAL. View the Millennial Park portion of the meeting HERE.
  • Developers will likely try and tell the Metro Council that they have no specific plans for what will go on the rezoned property but that is more deception on their part. 
  • ​Cameron has stated in numerous media interviews, print, video and podcast that Millennial Park will have a sports bar called Husl(8345 Florida) and a daiquiri bar called The Daq Spot. Both Husl and The Daq Spot have Instagram pages, pictures below.
  • Planning Commission overhead photo/map shows 2 containers in the proposed rezone area. 1 container is where the 2nd bar will be located.
  • A Daiquiri Bar will promote open container issues as well pick up and go traffic that promotes drinking while driving.
  • If rezoned the property could easily have up to 4 bars. A 3rd bar could be added to the remaining 1700 sq ft of the Sports Bar building and a 4th could go into the 2nd storage container on the small piece of property. Anything could happen after it's rezoned.
  • Parking will be shared parking with the other 12-14 storage container businesses that will open on Millennial's property. Property that only has 40 dedicated parking spots.
  • ​Millennial Park hosts special events on a weekly basis, sometimes multiple times per week.  These event began in July 2020 and almost immediatly began causing traffic, parking and noise issues in the neighborhood.
  • Millennial Park is right on top of a 30+ year old neighborhood with containers less than 50 feet from closest neighbors home. 
  • When fully developed Millennial Park will be 2 story with a walkway around the top, contain 14 businesses and only have 40 dedicated parking spots. Too much for a postage stamp sized piece of porperty with only 40 parking spaces.
  • In an October 2020 podcast Cameron told Stephanie Riegel from BR Business Report that he wants up to 25 containers in the development. 25 businesses with only 40 parking spots? 
  • ​Millennial Park is seriously affecting neighborhood residents quality of life. 
  • WHY are the Millennial developers being deceptive with the Planning Commission and Metro Council about plans to open 2 bars?
  • The rezoning and opening of 2 bars at 3845 Florida Blvd would only make a bad situation worse

Special Events at Millennial Park are creating quality of life issues for the neighborhood.

  • Millennial Park created the bad situation in the neighborhood. The residents quality of life has been adversely affected.
  • ​Since Millennial began having special events on a regular basis traffic has greatly increased, loud music well past 10-11pm quite often.
  • ​Millennial customers cars park in residents yards, up and down the street, on the sidewalk along Florida Blvd. ​
  • ​Car headlights shining in residents windows as cars pull in their driveways to turn around. Boom Boom music up and down the street from cars coming and going from Millennial. This happens on a weekly basis and often several times a week.
  • ​Curtis and Cameron will tell you this isn't true, that they only have civic minded events like National Police Night Out and Blood Drives but thats not the truth. 
  • ​Further down this page you will see some of the fliers for events Millennial Park has held since it's opening in June, 2020. There have been others that are not shown, Karaoke Nights, Paint and Wine Nights and others. When these events take place the traffic, parking and noise issues come to life.  
  • At the October 19th Planning Commission hearing held via Zoom, Cameron Jackson was involved in an aggressive, disrespectful verbal assault on a neighborhood resident old enough to be his grandmother, calling her a clown several times and aggressively pointing his finger at her after she spoke in the public comment portion of the meeting. Deplorable behavior for someone who titles themselves as CEO of Millennial Park. His attack shows just how little respect he has for the neighbors and the quality of life issues Millenial Park has caused. 
  • On Sat Dec 5th, 2020 Millenial Park owner Cameron Jackson was issued a misdermeanor summons by BRPD for a physical altercation he initiated with a neighborhood resident. This is the 2nd incident where Cameron has lost his temper and attempted to intimidate residents. 
  • ​Residents have tried to talk to Curtis and Cameron about these issues. What resulted in these attempts were empty promises and flippant, arrogant attitudes. Curtis and Cameron have proven time after time that the neighborhoods well being is not their concern.  UPDATE:  Councilman Lamont Cole orgainzed a meeting with Curtis Jackson and neighborhood residents on 12/8/20. Neighborhood concerns were discussed and Councilman Cole promised to bring the head of the Planning Commission to Millenial Park to look at some issues and speak with residents. Plans are for this meeting to take place before the Jan 20th, 2021 Metro Council hearing. Cameron Jackson did not speak at the meeting even though residents asked to hear from him.  Residents continue to stand firm against the rezoning.
  • The rezoning and opening of 2 bars will only make a bad situation worse.

Lack of parking at Millennial Park is having an adverse affect on the neighborhood.

  • Parking is a major issue at these special events. Cars park in neighbors yards, on the sidewalk along Florida and in neighboring businesses on both sides of Florida.
  • Parking lot entrances are on the side streets of Wabash Blvd and Park Hills Dr. The original Florida Blvd entrance to Millennial has been eliminated, driving traffic into the neighborhood to enter Millennial Park.
  • Millennial blocks off their entrance for most of these events. This removes access to the handicap parking spots. They cover those spots with tables and tents. ​
  • Millennial's auxiliary parking across Wabash is only 32 spaces and does not have any handicap spots attached to it. So for special events there are only 32 parking spots that Millenial provides, the rest of the cars are park in the neighborhood, on the sidewalks etc. 
  • Currently Millennial has 1 operating container, with 2 set to open soon and 9 in various stages of construction. Where are those customers going to park when all 12 are open, much less when theres also a special event. ​
  • Millennial has plans to double stack the containers, creating a 2nd floor for more shops. Owners estimate having 12 containers in operation. Where are all the customers going to park.
  • Millennial claims to have signed shared parking agreements for a soon to be open coffeeshop on Florida and Park Hills Dr. but refuses to produce said signed agreement when asked to by neighborhood residents. 
  • The rezoning and opening of 2 bars will only make a bad situation worse.

Hollow gestures by Millennial Park to solve parking issues.

  • ​Curtis and Cameron have an agreement with a towing company to tow cars. That's a smoke and mirrors gesture.
  • ​Millennial has no legal authority to tow a vehicle that's parked on a neighbors property or the sidewalk on Florida.
  • Millennial is authorized to only tow cars from their property. 
  • ​Millennial placed 1 tow sign in the yard of 1 neighbors home on Wabash and 1 at each of the enterances to their parking area. A hollow gesture at best.

Millennial Park is selling alcohol without a license at special events.

  • At many of the special events alcoholic drinks are being sold illegally at a makeshift bar.  Karaoke Nights, Comedy Nights,  Painting Nights, Pop Up Shops and more.
  • Millennial Park does not have a liquor license. They can not serve or sell alcohol.
  • ​When asked Curtis says since he has a licensed bartender dispensing the drinks that it it legal, that is completely false. A licensed bartender is irrelevant if the business (Millennial) does not have a liquor license. 
  • ​A commercial business must have a liquor license to be able to serve/sell alcohol at an outdoor event on their property in EBR. There are no special event permists issues. This si verified information from the ABC Board.
  • At the Pop Up Shop held Oct 3rd, 2020 there were 2 vendors selling illegal street cocktails. Cocktails they made at home, bottled, labeled and sold in a booth at the Pop Up. Curtis and Cameron were aware of what these businesses were planning to sell and advertised the businesses name on the event flier. ​A violation since they do not have a liquor license to sell alcohol.
  • At various events thru the summer Millennial sold/served alcoholic beverages, knowingly without a license. (Fliers below) Sept 5th, 6th, 12th, 20th, 26th. October 3rd, 16th for starters.
  • At Jan 2nd, 2021 New Years event Millennial sold alcoholic drinks and gave away free champagne. Both illegal since they do not have a liquor license.

  • At so many of these events there is loud music from a DJ and it regularly goes on past 11pm.
  • ​This music can be heard inside residents homes 5-6 houses down the street. 
  • When cars come and go they add to this with their boom boom music.
  • Millennial backs up on top of the neighborhood, there is no noise buffer.

3845 Florida has NO PARKING and will draw crime into the neighborhood.

  • 3845 Florida has very little parking attached to the building. There might be 6 spots along the side of the building. The bulk of parking for that building was along the front but that area has been covered with storage containers as part of the proposed bar.
  • Curtis claims he has an agreement with the soon to be open coffee shop across and down the side street Park Hills Dr for his bar customers to park. This will only draw more traffic into the neighborhood.
  • 3845 FLorida's permit with the city lists Millennial Parks 32 space auxiliary lot west of Wabash as parking it will use. This same parking is listed on Millennial Parks permit.
  • This section of Florida Blvd is a know being a walking path for prostitues.  Cars in that parking lot will draw girls down the side street into the neighborhood, to the parking lot looking for customers.
  • A parking lot full of cars is also an attractive place, good cover for others picking up the girls to park and do their business.
  •  If bars are allowed to open criminal elements will seep into the neighborhood.

The future of Millennial Park and the neighborhood

  • The Millennial Park development is just beginning.
  • Owners of Millennial plan to double stack the containers and build a raised walkway at 2nd story level, around the entire development. 12 contaners, some double stacked will fill the development is complete.
  • Plans call for an additional artist type market to go into the rear portion of 3845 Florida.
  • ​More retail containers means more customer traffic. Where are these people going to park? 
  • ​How will this impact the neighborhood? 
  •  Millennial is a great idea and concept but there is not nearly enough property to handle what is planned. It's a postage size piece of land trying to house a mall.
  • Curtis and Cameron have been deceptive with the Planning Commission and Metro Council about many things incuding 3845 not being part of Millennial Park, that they have signed shared parking agreements and that they have plans for 2 bars with BOTH currently under construction. They have made blantaly false accusations of residents trying to extore money from them to drop their opposition to the rezoning. 
  • Curtis and Cameron have proven to be bad neighbors who do not care about the people who live in the neighborhood. Rezoning and opening a bar will only increase the neighborhood issues and diminish quality ​of life.
Millennial Park Event Fliers
The number of events has increased every month since July. Not all events are pictured below. Many of these events were serving/selling alcohol without a proper license, most had a DJ playing loud, sometimes vulgar music. For most of these events there were only 32 parking spaces provided by Millennial and their 2 handicap spaces were blocked off from access with tables or tents. Lack of parking is major issue now, opening a bar would only add to this issue. Below is a sampling (not all) of different events held a Millennial since July 2020.
